Otsuka Site

The Otsuka site consisted of 2.6 acres of open farm land and an existing warehouse/shipping building constructed in the 1960s. The project would test several design possibilities before settling and developing a design to place its District printing in the old packing house and to construct an adjacent state of the art shipping receiving, warehousing and the district’s facilities operations group. Another portion of the site developed a specialized school serving several grades. Although portions of the school buildings had to be completed prior to the opening of the traditional school year or August 2007, interim housing was also planned as part of the work. The architect asked that the renowned construction management group of PCM3 be brought on and the group interviewed and received the CM chores for the work. Value engineering was provided by the design team and the design products were honed so they could fit to a rigorous budget.
